"My family deserves better. I'm capable of so much more. I'm tired of living a mediocre life as I trade time for money."

That's how it all started. I was sick and tired of the life I was living, with all the wrong dialogue playing on repeat in my head.

In early 2021 I committed to leave the life of "just being a realtor" behind and become a real estate investor .. and to document the journey from brand new real estate investor to having consistent $20,000+ months!

Attacking the Process

Last week I referenced Ben Newman and his The Burn Podcast and his concept of Attacking the Process.

Having listened to half a dozen or so episodes, I wholeheartedly agree with Ben, that 'trusting the process' isn't nearly enough to get to where you want to go .. Attacking the Process and actively engaging with it every step of the way is the requirement.

Attack the Process

In my daily routines, I've learned that attacking the process means more than just going through the motions. It's about approaching each task with intention and purpose, continuously refining my routines to optimize my mental clarity and productivity. Whether it's setting aside time for meditation, journaling, or learning new skills, I'm committed to pushing myself beyond my comfort zone to foster a stronger mind. Results in the area of "the Mind" are harder to quantify, however I am noticing improve mental function and capacity as a result of not breaking my morning routine.

Similarly, in caring for my body, attacking the process involves more than just following a workout plan or meal prepping. It's about embracing the discomfort of pushing my physical limits, whether it's through challenging workouts or mindful eating habits. By attacking the process in my fitness journey, I not only strengthen my body but also cultivate resilience and discipline that spill over into other areas of my life. With a Spartan Trifecta looming in late August in Hawaii I've begun my training runs again. With a total distance of roughly 26 miles to be covered up and down the side of a volcano in Hawaii as well as the cumulative 100 obstacles, that resilience and discipline will be on full display.

In my investing business, attacking the process is essential for finding, negotiating, and closing deals. It's about being proactive in seeking out opportunities, strategizing creative solutions, and persisting through setbacks and rejections.

Attacking the process has netted me:

  • My renovation project at Catalfa that has had multiple issues that started without power because the previous owner owed the utility company $7,000, and, just last week included emptying out a septic tank that wasn't disclosed by the previous owner. I will have the property on the market next week thanks to the diligent efforts of my contactor with an expected profit of $35,000

  • A new listing in Gambrills that started as a $100 Cash Offer Request. We are going to list the property for $515,000 at 2.5% which will net me just over $12,000 in commissions. Not a bad ROI on that $100 investment.

  • A novation deal in Baltimore that started as a $100 Cash Offer Request. The property needs some work, but the seller couldn't sell at my cash offer price, so we agreed on a novation where I guaranteed her a higher cash offer price so long as I could market the property in the MLS. I'll make the spread (roughly $12,000) between what I can get on the open market and what I owe as the guaranteed price.

  • I ratified a contract on my next fix/flip project last week that came from a realtor friend who happened upon a home where the seller was more interested in Speed than ROI. I close on that purchase in early June with expected profits of $50,000

In all these areas, attacking the process is about embracing discomfort, pushing boundaries, and continuously striving for growth and improvement.

By maintaining an Attack the Process mindset in every aspect of my life, I set myself up for success and fulfillment, knowing that the journey is just as important as the destination.
