My name is Nick Chaconas. Just an ordinary guy who decided I wanted something more.

"My family deserves better. I'm capable of so much more. I'm tired of living a mediocre life as I trade time for money."

That's how it all started. I was sick and tired of the life I was living, with all the wrong dialogue playing on repeat in my head.

In early 2021 I committed to leave the life of "just being a realtor" behind and become a real estate investor .. and to document the journey from brand new real estate investor to having consistent $20,000+ months!

It's Not Slow Out There .. No Way!

Whoever Said it's SLOW out there is DEAD WRONG
Hannover is now under contract with a buyer that came from the MLS.

I received a text and email from an agent on Friday night presenting the framework of an offer. The initial terms were too low - a typical “low ball” offer by any standards.

Given the time of year and the market conditions, they didn’t surprise me. I knew my numbers and began negotiating on terms that we could all agree on.

It took at least a dozen back and forth messages over the weekend, but I’m pleased to share that we closed the original $30,000 gap and have a ratified contract.

My PARTNERS and I discussed several different exits … and I ultimately used a Novation as the exit strategy for this particular property because it provides a Win-Win-Win scenario for everyone (Seller-Buyer-Myself) involved in the transaction.

With the paperwork completed and sent to the lender and title company, it’s now time to let those professionals do their jobs and provide any assistance necessary between now and closing on Jan 31st.

And .. My ACS Machine keeps plugging along having generated 9 NEW CASH OFFER LEADS in last 5 days.

Following our simple - mostly automated - follow-up process, 3 more sellers have completed my Intake Form.

The first of them looks promising with at least $25,000 in profit, depending on the exit we execute.

Off to crunch some numbers.
