Pennsylvania ... Really??

It's not all icicles and chattering teeth over here these days ... we have turned up the heat in order to start 2024 with a bang.

Over the last 2 weeks, I've secured two properties ( both sets of owners are moving to PA!?) using the strategies we discuss and implement in the Asset Control Specialist and PARTNER programs on a daily basis.

Hannover came from a $100 lead from Compass .. one of my longer running service providers -- with a projected profit on this property ranging from $15,000-25,000 .. depending on which exit strategy I execute.

When I first started communicating with the seller he mentioned his Win-Win price was $350,000. Properties in the area were selling in the Spring and Summer in the $375-389k range .. and with the way he described the property, I was certain I wasn't going to be able to offer him his Win-Win.

After getting off the phone .. I quickly implemented the ACS Cookie Protocol, because who doesn't love Crumbl cookies??

I used my rehab calculator to determine the reno budget was going to be north of $30k .. add in closing costs to buy and closing costs to sell AND leave room for a profit, I determined my best Cash Offer was $300,000 -- almost 20% less than his desired price.

I scheduled a time to talk with Mike and go over my numbers .. he agreed with my calculations and said he couldn't go that low.

Because we have more than just one exit strategy, I mentioned we have 2 other options to help him sell his home.

Both involved listing the home on the MLS .. but .. one had him carrying all the risk and the other had me carrying all the risk.

He had no real interest in the option where he carried the risk, so inquired about the other option. I explained the strategy .. one that will net him a lot more than the cash offer where I carry the risk.

Today, we begin to implement the strategy in finding a retail buyer for the property.

As for our second property .. Taylor came from the very first $179 lead from LeadZolo .. my newest provider -- I am looking at a projected profit of $25,000.

I'll share more about this one tomorrow and how the ACS Cookie Protocol almost backfired.
