Yesterday afternoon I got onsite to verify the condition of a home (Ayra). The seller had submitted a Cash Offer request on Jan 17th and ever since, I’ve been executing the standard follow up protocol developed and refined within my ACS and Partner groups.

I learned enough about the property as we emailed back and forth for about 2 weeks to be able to provide him with a As-Is Cash Offer on the condition that I could see the property in person in order to verify the scope of work needed to create an HGTV worthy home.

I chatted with the owner for a few minutes and confirmed the condition was in line with what I assumed and I was willing to proceed with my stated price. When I got home, I sent the owners the offer to electronically review and sign.

I also executed our Cookie Protocol in an effort to sweeten the offer. The owner messaged about an hour after the cookies arrived to ask a question about the offer .. and to thank me for the cookies. ;)

A little while later I checked my email and saw the ratified contract sitting at the top of my Inbox.

With a closing date of March 29th, that’s the third property I’ll be acquiring in March.

I think my butthole is puckering a little bit again. LOL

I am close to ratifying an assignment contract on one Catalfa (March 8 settlement) and working on an assignment for Taylor (March 1 settlement) so in reality, this MAY be the only property I actually take possession of, but nothing is done until it’s done.

The true catalyst for my achievements lie in the standards I hold myself to .. the day-to-day habits, the decision-making processes, and food I eat, the exercise schedule and routines I follow, the content(audio, reading) I consume, and the deal conversion (ACS Machine) protocol I execute on a daily basis.

While goals set the direction, it's the standards I set and the systems I put in place that truly determine my success. By focusing on developing effective systems, I can ensure that I’m not just aimlessly chasing after goals but are on a path to achieving them in a sustainable and fulfilling way.
