I have a deck that currently takes up about 1/4 of my backyard. It's in need of repair and rather than just replace a few boards, I'm going to use the opportunity to double it in size. I tried using Home Depot's project planner to do figure out the materials I'd need, but after 10 minutes I threw my hands up in disgust.

Then I figured I'd give ChatGPT a chance to help me out.

I prompted it with ...

"Design a simple square deck that measures 11ft x 11ft. Include all the lumber required for joists and framing and pecking. Include the screws and hangers necessary as well as create a shopping list for all the materials. The deck will be two feet off the ground"

... and about 20 seconds later I was provided with this ( https://chatgpt.com/c/5db10f01-1d7b-4c0c-ac72-29e5c1db9802 ) not only the materials organized in a list, but a brief Step By Step instructions on the construction of the deck.

Talk about a game changer.

Integrating AI today is akin to any number of inventions that revolutionized the way the world functioned ... electricity, the motorized car, the mainframe computer then the desktop then the internet then the cloud.

... and now AI is upon us.

If you haven't started playing with AI, in all its various forms, you don't know what you're missing. I used it recently to create 7-day meals plans following a specific macro breakdown of each meal.

As it relates to my real estate investing, I know that building and evolving the right systems is crucial. The ACS Machine has been pivotal in transforming how I approach my business. By integrating automation, consistency, and strategic processes, the ACS Machine allows me to streamline operations, maximize efficiency, and ultimately, close more deals.

As it relates to business, I'm using it to automate my inbound lead follow up sequences. Here's an update (https://chatgpt.com/c/799a786f-8978-4fee-b1ed-27909dbb6715) I'm working on to strengthen my ACS Machine by expanding from the original 5 Day follow up sequence to 14 Days.

Just 2 days ago, a lead I purchased from one of my lead providers was dropped into my ACS Machine. It happened in a nanosecond, by way of Zapier parsing my emails. The system has a Zap setup to identify messages from a specific email address and then it pulls out relevant information from the data and creates a new record in The Machine. It then sends me a text message letting me know a new lead has hit the system.

At that point, all I had to do was verify the data appeared to be a real person with viable contact info (email and phone number) and then click a button and the automations begin to fire off sending an initial email and SMS asking the person to verify the property is indeed for sale.

Using the never-ending follow-up process of the ACS Machine, I was able to establish contact. I spent time understanding the seller's situation and needs. The transparency and clarity provided by our systems ( and lets not forget the Cookie Protocol ) ensured that the seller felt confident in choosing to work with me over other investors.

In this journey, I've realized that evolving the machine is about more than just business success. It's about freeing up time to focus on what truly matters—building relationships, pursuing personal growth, and creating a life that aligns with my values. The ACS Machine isn't just a tool; it's a catalyst for holistic growth and fulfillment.
