"My family deserves better. I'm capable of so much more. I'm tired of living a mediocre life as I trade time for money."

That's how it all started. I was sick and tired of the life I was living, with all the wrong dialogue playing on repeat in my head.

In early 2021 I committed to leave the life of "just being a realtor" behind and become a real estate investor .. and to document the journey from brand new real estate investor to having consistent $20,000+ months!

Keep Your Arms & Legs Inside the Ride at All Times
A week before Christmas I wrote about getting Hannover on the market and Under Contract in under a week and OVER it's asking price.

I had become friendly with the buyer, who also happened to be the agent, as we had to go back and forth sharing files, getting signatures, etc. We even discussed me moving to his brokerage after the transaction for reasons that would be mutually beneficial.

The holidays were festive as they ought to be.

Then, around 9pm on Dec 30th, I received a text message from the buyer/agent. He regretted to inform me that he was cancelling the contract after his review of the HOA's bylaws and covenants. We went back and forth a bit that evening and the following day ... there was nothing I could do to change his mind .. he was OUT!

B.P. (Before PARTNER) , I would have freaked out .. cussing and fussing over the situation, playing the victim and ruining the NYE festivities Paula and I had planned.

That's how my Lesser Self would have behaved but I've learned that type of reaction and emotion only makes the situation worse.

Considering the timing, there not much I could do until after NYE to relist the property, because there was no benefit to putting a property on the market on Sunday, December 31.

After enjoying NYE and all the fun that comes from celebrating the new beginnings of a new year ... and after coming out of the daze that results from watching what seems to have been about 15 football games over a 4 day period ... I listed Hannover again on Wednesday and immediately began to see showings scheduled over the next few days.

By Thursday afternoon, I received feedback from 3 agents sharing their clients were interested.

Thursday evening, I received an offer for $20,000 over the asking price. Before I could formally accept the offer, I received a second offer for $20,000 over the asking price.

After a thorough review of each offer, we accepted the one with the fewest contingencies and are on track to close on January 26th.

All's well that end's well ... I hope.
