In early 2021 I committed to leave the life of "just being a realtor" behind and become a real estate investor .. and to document the journey from brand new real estate investor to having consistent $20,000+ months!

Before getting to the “knife incident” ..
We listed the property on Hannover Tuesday afternoon and have had a couple showings already and another agent calling to tell me her client is interested but we need to work on a solution surrounding his financing options.

Back to the Cookie Protocol and Taylor Ave..
The owner on Taylor — a 4BR rambler in Glen Burnie - is having new construction built in PA (closing Mar 2024) .. and needs to have his home under contract by the end of the year, per the builder’s requirements. I asked what his Win-Win price was and he told me it was $300,000. We agreed to talk again the next day to allow me time to review the information and present my cash offer.
The following day, after evaluating the Scope of Work, the current market value, Scope of Work and projected After Repair Value, my PARTNER and I presented two options to the seller..
1. $260,000 and close in early December. No muss, no fuss.
2. $275,000 and close later in December or early January, with the condition of allowing us limited access to bring “retail” buyers thru the house on specified days.
Seller told us he had another cash offer for $288,000, but the owner described that guy as "David Copperfield, because of all the smoke he was blowing up our asses". He told me he was visiting the builder over the weekend to see if there was a model ready for immediate (December) delivery .. which would influence his decision in which offer he went with.
We agreed he would get back in touch after visiting with the builder.
Knowing there was a possible/likely deal to be struck with Jacob, I sent him Cumbl cookies with a note thanking him for their time and trust in working with us to help him thru his current situation.
After ordering the cookies, I sent Jacob a head’s up text and laughed out loud when I saw his reply.
A few days later I received a message from the seller, asking if we could do $270,000 cash offer.
$31 worth of cookies (and a good laugh together) landed us the deal AND saved us $18,000.
I know it’s not only because of the cookies, but the cookies did exemplify to the owner the difference between going with the David Copperfield guy or working with us.
Their home won’t be ready until March 2024, so we have a little bit of time before implementing our multiple exit strategies. That being said .. if you are interested in more information on Taylor, reach out and let me know.
