Spartan Trifecta ✅ Real Estate Challenges Accepted
It’s been a week of grit, growth, and a bit of sweat—both on the racecourse and in business.

I’m thrilled to share that I just completed my 3rd Spartan Trifecta in Newberry, SC! Not only was it a personal milestone, but I also set personal bests in the Beast (14.02 miles in 3:58) and Sprint (2.98 miles in 47 minutes) races and came close to doing the same in the Super (7.5 miles in 2:04). Every step on that course - whether it be trekking thru the woods, or wading thru a stream, or climbing a wall, or carrying a 70lb sand bag, or finally jumping over fire - reminded me of the value of persistence and strategy—qualities that translate seamlessly into the work I do off the course.
A Foreclosure Rescue with a Twist 🏠
Last Friday, while driving to Newberry, I received a unique lead. The property was already on the market with a scheduled closing that unfortunately for the seller fell through. The seller was facing foreclosure, with proceeds from the sale insufficient to cover his debts. He reached out, desperate for another option.
After visiting the property last night, we struck an agreement in principle. Here's the outline:
Property Value: Approximately $500,000.
Our Role: Pay the bank $30,000 to pull the property out of foreclosure and provide the seller with $20,000 to settle personal debts.
Seller’s Role: Retain 20% ownership for now, with a buyout option in 2-3 years for a nominal amount. He remains fully responsible for the mortgage and will sublet rooms to cover the mortgage, utilities and maintenance of the property.
Our Share: 80% ownership with a pre-signed deed that transfers full ownership if he defaults on payments again (after 2 months of nonpayment).
We’re doing our due diligence, digging into the deal to uncover any hidden "gotchas."

Another Lead on the Go 📱
This morning, while sweating it out in a 125 degree sauna riding an airbike at Hotworx in Frederick, I received a fresh lead. With just a few taps on my Machine's custom app, I queued up and sent both an SMS and Email to the lead and got back to my workout. About 15 minutes later, my phone rang—it was the lead responding to my automated messages.
Like many sellers I talk to .. he owns a second property that’s been a burden for a few years and he’s ready to sell.
We’re meeting this weekend to explore options. While a cash offer might not work for him, I’m confident one of the other solutions I can present will seal the deal. That’s the beauty of having a system and options—one size doesn’t fit all, but there’s almost always a way to make things work.
