I've Got BIG News

I know, I know ... It’s been a while since I’ve popped into your inbox, and I’ve missed connecting with you! I want to get you caught up on these last 2 months, and most importantly I wanted to share a quick update.
Here’s what I’ve been up to:
Catalfa Fiasco: The property in Pasadena that I purchased back in March. I found a buyer in early July. But, they needed to sell there home in Florida before they could close. I didn't like the sound of it, but reluctantly agreed to a pre-settlement occupancy. They had until Oct 1 to get their place in Florida sold. Long-story .. short .. they didn't and we cancelled the contract. We now have a 5 month lease in place and if they can't sell their place by March, they are moving out and I'll sell the house again. That is, unless you know someone looking for a cash-flowing rental. WINK WINK!
Fitness Journey: After taking pretty much the last 6 months off, I registered for a Spartan Trifecta in South Carolina the weekend of November 16-17. There's still time for someone to join me for 1 or 2 or all 3 of the races. WINK WINK!
Personally: I moved in with the love of my wife and am selling my place. Looking to reinvest my equity into another great property .. know of anything I should be looking at? WINK WINK!
Investing: I purchased a property in Severna Park with the intention of renovating and reselling it. But, after a coffee meeting with a hard money lender, I was able to sell it off market, in it's AS-IS condition to another investor who was looking for a project. I netted $28,000 after only holding the property for 6 weeks. Having used Hard Money as well as Private Money, my ROI on this deal was INFINITE because I had none of my own money in the deal. Oh, and my Private Money investor made a quick 10% on his money .. annualized that's about 600% for him. He's ready to reinvest in my next deal. Know of anything I should be looking at? WINK WINK!
Now, for the exciting part…
I’m launching a brand-new group -- GRID Gaithersburg -- dedicated to helping agents and investors and ANYONE that wants to start/build/grow an investing business, but doesn't know where to start.
