As this year draws to a close, I thought I'd have a bit of downtime to evaluate the year and work on plans for 2025.
But 2024 still had some business left to be completed.
I turned on 2 different lead providers on December 11th and saw an influx of seller leads .. 25 by last count. With my follow up system dialed in, this surge resulted in one deal officially under contract and at least two other viable listing opportunities that will help jumpstart 2025.
This flurry of activity has been a testament to persistence, preparation, and the belief that opportunity often arrives when we’re least expecting it but most ready to seize it.
The pending deal came in on December 11th as a cash offer request. After some back and forth with the owner I visited the property on December 21st and realized as soon as I walked in that I wouldn't be able to present a cash offer to the seller because there just wasn't enough room to improve the property and raise the market value.
If a cash offer was the only option I could provide the seller, it would be a dud of a lead, but because I have more options I presented two other viable options for the seller:
A Novation (fancy word for a guaranteed purchase price contract) that would net him about $28,000 from the sale of the property.
A Full MLS listing with me as his agent that would net him about $40,000.
After a few days to consider his options, he let me know he wanted to go with Option 1 because it took away the hassle of selling the house on the open market and, to a degree, transferred the risk to me.
I'm OK with the "risk" because I have a built-in home inspection contingency that protects me for 45 days to find a buyer and assign the new buyer my contract.
The Listing Opportunities are from sellers that initially wanted a quick, as-is, cash offer sale. After discussing the condition of each property, it became clear that a cash offer .. or even my Novation option .. would not be acceptable for the sellers. They are considering my listing options for them. We'll see what decision they come to.
2024 was a year of challenges, growth, and recalibration. While I’m proud of what’s been accomplished, the real excitement lies in what 2025 holds. With the systems I’ve built and the lessons I've learned, the path ahead is clearer and full of potential.
