Every day, I wake up with two choices: let the day run me, or take control and execute. This week, I chose execution—and the results speak for themselves.

Win #1: Leads Are Pouring In (And AIGenius is Crushing It)

There’s nothing more satisfying than watching a system you built do exactly what it was designed to do. AIGenius is firing on all cylinders, following up with leads, keeping conversations alive, and making sure no opportunity slips through the cracks. The beauty of this? Leads are coming in, and I don’t have to chase. Instead, I can focus on connecting and communicating with the leads.

Win #2: Two Leads Are on the Brink of Converting into Retail Listings

Real estate is a game of patience and positioning. Two solid leads (Marion and Christine) are on the brink of converting into retail listings, and the best part? They weren’t slam dunks from the start. They started as Cash Offer leads from my PPL provider that I nurtured and repositioned after having strategic conversations. That’s the game—understanding the seller’s needs and crafting the right solution.

Win #3: Signed Contract on My Novation Deal (Closing Set for Feb 27th!)

This one is big. My novation deal in Montgomery Village has been on the market for about a week. We have had a decent number of showings, but nothing in the way of an offer. That changed yesterday when a full priced offer was submitted with a closing date of February 27th. At the contract price, after paying all the closing costs and giving the seller his guaranteed purchase price, I'm looking at a projected profit of just shy of $10,000.

With the contract locked in and closing set for February 27th, this novation deal is officially moving closer to a payday.

Win #4: GRID Meeting Was a Hit

Our GRID community is where agents, real estate investors, entrepreneurs, and action-takers come together to learn, share, and level up. This week’s meeting was well received, full of high-value discussions, and another step toward building a powerhouse network of deal makers and problem solvers. It’s proof that when you create value, people show up and engage.

Lessons from the Week:

  1. Leads are the lifeblood of my business—but having a follow-up system like AIGenius is the difference between missed opportunities and closed deals.

  2. Real estate is a long game. The listings I’m about to secure weren’t overnight wins—they came as a result of connecting with sellers and communicating value in the options at my disposal.

  3. Creative deals take patience, but the payoff is worth it. My Montgomery Village novation deal is proof.

  4. Community matters. Surround yourself with high-level people, and your game will naturally elevate.
