Activities Not Results

I’ve been guilty of it before—setting my sights on a big goal and then beating myself up when the results weren’t coming fast enough. The scoreboard didn’t look the way I wanted. My tracker didn't have as many check marks as I thought it should. The bank account didn’t grow as quickly as I’d hoped. The deals weren’t closing on my timeline.

And in those moments, Little Nicky would start whispering, “See? Maybe this isn’t working. Maybe you should slow down. Maybe you should do what everyone else is doing.”

But then I remember one of the most powerful lessons I’ve learned: The results don’t matter. The work does.

This principle that’s been reinforced time and time again by the OG's of personal development: Jim Rohn and Zig Zigler, and more recently, by the likes of David Goggins, Ed Mylett, and Brendon Burchard.

These high-performers don’t obsess over outcomes; they commit to the daily actions that make success inevitable.

The promote the idea that people who win aren’t the ones who look at the scoreboard every five minutes—the winners are the ones who take another step forward, another rep, another call, another lap, and wait patiently for the results to come.

Whether it's flipping houses or building GRID Gaithersburg, it’s easy to get caught in the same trap—watching what everyone else is doing.

That guy wholesaled 4 deals last month and made $80,000.

That investor just flipped another house and made $50,000.

That other group that added 100 new members last month.

Comparison is a killer.

The Lesson Learned: I don’t need to match their results. I need to do my work.

Instead of chasing vanity metrics or trying to impress an invisible audience, I’ve committed to something far more powerful ... the notion of Win The Day.

  • Making my calls

  • Following up with my leads

  • Refining my negotiation skills

  • Learning something new every single day

  • Taking care of my body and mind so I can show up at my best

The results?

They are taking care of themselves.

Right now, I’ve got a lot of irons in the fire:

  • 2534 Iverson .. this is a 2 bedroom condo/townhouse I'm purchasing next week to rennovate and resell. Given it's small size and scope of work, I expect the renovation to take about 2 weeks and then another couple weeks to get a buyer and then a few more weeks to close.

  • 12820 Caldwell .. this is a single-family home that I got under contract as a Novation deal. Last week I found a buyer for the property and agreed to a $10,000 assignment fee. I'm splitting that fee with my new disposition partner and close on March 26th.

  • 205 Catalfa .. I purchased this property last year and renovated it. I had a buyer for the property, but they had to sell a home in Florida before they could buy. We negotiated that they could move in before they sold and pay me rent. With the hurricanes that rolled thru Florida and other personal reasons, we agreed to cancel the lease and contract and they moved back to Florida in February. This property is back on the market. I am getting showings and expect to have a new contract in the next 7-10 days.

  • 2219 Washington .. a 2 bedroom condo in Silver Spring. The owner is a "tired landlord". We agreed to a Novation deal. We are waiting for the tenants to vacate the property at the end of March before actively seeking a buyer for the property.

  • 13213 Conductor .. a 3 bedroom condo in Silver Spring with another tired landlord. My cash offer and Novation options were too low for the seller, but I agreed to list the property on the MLS and will earn a standard commission from its sale.

  • Turtle Dove .. a 3 bedroom townhouse in Montgomery Village that was referred to me by a long-time friend. The property is being sold by the executor of the estate. We discussed all options, and he too decided to go with my MLS listing option. This is coming to market in April.

  • 302 Fidgeway .. a 3 bedroom condo/townhouse in a 55+ community. The owner was moved to a nursing home several months ago. The son is working to do some repairs to the property. I am in discussions with him about the options I can provide. I'll know in the next 24-48 hours which, if any, of my options he wants to go with.

  • This week I've had initial discussions with 4 more sellers about their homes. I'm working to present each of them with options for their homes ranging from a Cash Offer to a Novation Deal to a full MLS Listing.

I didn’t get these deals by obsessing over them—I got here by focusing on my process.

Every day, I put in the reps.

Every day, I mine my machine for leads.

Every day, I refine my craft.

That’s why the deals are popping.

That’s why opportunities keep showing up.

Not because I sit around worrying about how far I have to go, but because I stayed locked in on what I can control.

This game won't be won by staring at the scoreboard.

This game will be won because I will keep swinging, keep running, keep dialing, keep learning.
